How to Hire a Quantity Surveyor for a Data Centre Project

What MEP contractors should look for when hiring a Quantity Surveyor for data centre work: M&E package experience, NEC contract knowledge, CVR discipline and realistic salary and day rate expectations.

Data centre projects are not general construction with bigger cables. The M&E packages dominate the cost plan, the programme is unforgiving, and the client side is technically sophisticated. Hiring a Quantity Surveyor who has only worked on residential or general commercial builds is one of the most common and expensive mistakes we see.

This is what to look for, what to pay and how to move quickly enough to secure the right person.

Prioritise M&E package experience over sector badges

The single best predictor of success is hands-on experience of large mechanical and electrical packages: switchgear, UPS, generators, chillers, CRAH units and the associated containment and cabling. A QS who has run valuations and final accounts on a £20m M&E package in a pharmaceutical facility will usually adapt faster to a data centre than one coming from a £60m shell-and-core office.

Look for named projects, named packages and named values. Vague references to mission critical experience should be probed.

Contract knowledge: NEC first, JCT second

Most hyperscale and colocation programmes in the UK and Ireland run on NEC3 or NEC4, often with heavy amendment. Your QS needs working knowledge of compensation events, early warnings and defined cost. JCT experience is useful background but is not sufficient on its own.

CVR and reporting discipline

Cost value reconciliation is the heartbeat of monthly commercial reporting. Strong candidates can talk through their CVR process without notes: how they treat variations at risk, how they forecast final accounts and how they handle disputed valuations.

Salary and day rate expectations

As a guide for 2026, Quantity Surveyors on data centre projects typically command £55,000 to £75,000 permanent in London and the M4 corridor, with Senior QSs at £75,000 to £95,000. Day rates for contract QSs commonly sit between £350 and £500 depending on seniority and location. Dublin rates are competitive with London for the right experience.
